          A blessed Sunday to all my readers as I made this blog.  Alongside the affordable projects which i have featured in Mandaue area namely: Grand Terrace and Villa Vanessa, here's another one which is a premium project of Priva Community, sister company of Dreambuilders Inc.

      Antonioville is the name of the subdivision which is among the pioneer projects of Priva Community.  Dream Builders previous projects have nice,modern designs. Priva Community is their new subsidiary/affiliate in real estate biz. Visit the link below for the website of Dream Builders on their existing and past projects as reference. I'm showing the link of Dreambuilders website so you can check out how they "do" their projects and might be reflected and passed on to their new subsidiary, Priva Community.




      When you check on the site address of Antonioville, you will not be able to see the model house but rather an open lot with the standing billboard about the project. Why?  Because this project is still in it's pre-selling state, exactly the reason why it's price is still affordable despite the premium look and it's proximate location. They will start by this year the modification of the lands covered to fit the development plan of the project. Anyway, here are the details and pics I got for your appreciation.  They have 5 models designs: Anna, Bella, Cora, Dulce 1 and Dulce 2. Unfortunately, if you will be eyeing on Bella Model, all units were already taken during the open launch of the project. Not to worry you still have 4 designs to choose from and I will be highlighting them below.

      Judging from above's details, Antonioville Subdivision has a premium look. In terms of location, this one is nearer than the Villa Vanessa project and it's a gated community. Villa Vanessa is an open community with no perimeter fence but of course it's more affordable and with bigger lot area. In comparison to Grand Terrace which features several models too, Antonioville's 2-storey models are available for pag-ibig financing. Grand Terrace only offers the 1-storey Sunset Model by pag-ibig financing. Their other 2-storey projects are only available through in-house financing. The downside with Antonioville is the time element as the project is still in pre-selling state and they have yet to start construction by next year. Both Villa Vanessa and Grand Terrace have already started building their houses. Both Grand Terrace and Antonioville do not entertain modification of their houses as part of the agreement. On the other hand, Villa Vanessa is very flexible you can revise the unit.  
       
       Just like cellphone models, you can't have everything! All you can do is select which model best fits your needs, wants and future plans. But one thing is for sure, real estate prices are soaring fast and good locations are running out. The more affordable one's are getting farther away from the city.      Hi for this week I am posting another very affordable project which i recently visited located near Canduman, Mandaue City on the hilly part of Casili, Mandaue. A lot of prospects I've met are always seeking for the most affordable units in the most proximate location in the city. Unfortunately, it's hard to think that way as prices become higher as you are nearer to the city.  That's just how real estate valuation is and you can't do anything about it!  In most cases, most known projects in Mandaue area have price ranges at P2M up. Aint that high?? For the middle-income earner it's a pain in the ass to have very high amortization to pay monthly.  Here are at Cebu Budget Homes, we are a pro-masses website. That's why we always search for the most affordable, quality projects you can venture on.

      For those who want to own property near the Mandaue area and do not prefer to live in Liloan because you feel like it's too far, here's another project you can check. It's name is Villa Vanessa by Kenrich  Housing, a developer who has been known for affordable projects all over Cebu. In fact, my office mate owns a unit in one of their projects and more than affordability they offer flexibility as you are allowed to modify your unit whichever way you want. All their projects are bare units and once this has been endorsed to you officially, you can do anything with it (place a terrace, have a covered car garage, do landscaping, extend your house, build another floor,etc.). Another thing, the lot cuts they offer are usually bigger than standard. Today, most rowhouse projects have 40sq m cuts but Villa Vanessa offers a rowhouse cut at 48 sq m which means you have an extra lot to play around.  So much for the talk here are the pics and details:

   As you will see in the map above, there are only a few units available and some of them are already taken. The Victoria Duplex Models are in the front (Block1 near entrance portion, Blocks 2 & 3). The 2-storey models are inner inside on Blocks 1 (inner portion), Blocks 4 and 5. As per developer, equity computations above may still change depending on pag-ibig appraisal of the project. The contract price will remain the same.
   
     This is a small community based project offering affordability which means it's not crowded. There are only a handful of projects located in Mandaue with price as this. So you better check them out now!
